The Head of Real Estate is responsible for the management of ATRF's Canadian and international real estate portfolio. As a senior member of the investment team, the Head of Real Estate participates in formulating investment strategy and determining the organization's asset allocation to ensure that ATRF can fulfill its mandate of ensuring that all plan members can look forward to a predictable and reliable pension income when they retire.
Real Estate Investment Strategy
Working with the CIO, the incumbent is accountable for developing and implementing a rolling strategic and operational plan for Canadian and international real estate investment. In order to ensure and then continually evaluate the effectiveness of the strategy deployed, the Head of Real Estate must establish and maintain an ongoing program to monitor Canadian and international real estate markets while ensuring that ATRF is positioned optimally as an investor in targeted markets.
Real Estate Portfolio Management
The Head of Real Estate is responsible for identifying and developing relationships with key investment partners including asset and property managers, fund managers, developers, brokers and other like-minded investors. Sourcing, evaluating, negotiating and completing appropriate due diligence on investment opportunities is a core function of the Real Estate Group. The incumbent works closely with ATRF's tax, legal, and valuation advisors to structure agreements and transactions that support ATRF's long-term investment goals and protect ATRF's interests.
The Head of Real Estate ensures that ATRF's real estate portfolio is monitored and reviewed on an ongoing basis, including reporting on assets as required to various stakeholders. The incumbent is expected to strive for performance that exceeds benchmarks approved by the Board within the context of ATRF's investment risk appetite.
Total Fund Investment Strategy
Participates in the development of the ATRF's overall investment strategy and asset allocation. This requires the Head of Real Estate to contribute views on Canadian and international real estate markets, as well as providing input on other asset classes.
The Head of Real Estate provides direction, coaching, and mentorship to a high-performing real estate team. The incumbent creates plans for staffing to support the real estate investment strategy, including identifying skills and capacity requirements, aligning work to positions, and ensuring the right talent is in place to execute. The incumbent facilitates ongoing knowledge transfer from external strategic partners to further develop the team and enhance long-term performance. Real estate team members have clear goals that are directly aligned to overall investment management goals of ATRF, as well as professional goals to support them in developing through their career.
The Head of Real Estate acts as a good colleague to all ATRF staff, regardless of organizational group or seniority, by sharing information and knowledge, and by providing recognition and constructive criticism when appropriate. The incumbent will act as a mentor to all members of the real estate team, providing guidance and sharing their experience with members of the team to enhance their performance and offer career growth. He/she will be a decisive, inclusive and focused leader who unites his/her team around the business strategy and sets the right tone for performance within the organization. The incumbent leads by demonstrating a positive attitude, even when it is hard to do so (especially when it is hard to do so), and speaks up respectfully in the appropriate forum when they see things that need improvement.
The Head of Real Estate operates with a great deal of autonomy within the policy and authority framework established for investment management at ATRF. Decisions have the potential for significant impact on the overall performance of the plan's assets and are highly complex in nature.
A University degree in Business, Finance, Real Estate, or Economics, along with a post-secondary degree or professional designation (MBA, CFA) is required for success in the position.
The incumbent must have extensive experience (minimum 15 years) investing in Canadian and international real estate markets, with a solid understanding of related Canadian and global tax laws and legal systems required to be effective in this role. Keen analytical skills and knowledge of financial markets are required.
The Head of Real Estate needs exceptional interpersonal and negotiation skills and a demonstrated ability to develop and sustain long-term, mutually beneficial relationships with key partners.
